RENTING REQUIREMENTS (MA BASED) 
Understanding these expectations during the rental application process early gives you an advantage.

 

  • Income

    • 2x-3x the rent helps to show consistency with rental pay. ​

    • Grossly income is usually reviewed

    • Consistent income MATTERS!

  • Credit

    • This is not just a number, this is your payment history. ​

    • This is no "required" credit score. This is always negotiable. 

    • Low Credit does not always mean denial. This is where your savings comes in handy!

  • Savings

    • Up front move in costs:

      • ​First Month 

      • Broker Fee (Only if you hire one) 

      • Security Deposit ​

    • Strong savings can help strengthen an application. 

  • Required Documents

    • Photo ID

    • Recent pay stubs or proof of income (2-3)

    • Bank statements

    • References or rental history

    • Fully completed rental application
